The properties will be available from 3pm on arrival day. The front door will be unlocked and visitors are encouraged to make themselves at home. The owners will normally meet new guests once everyone is settled. Guests are welcome to park adjacent to the properties to unload. Car parking is on the gravel area between the Lodge and the lake. Please park either facing the property or facing the lake.
Please leave the properties by10am on your departure day to enable us enough time to prepare for the next guests.
Guests are respectfully reminded to leave the properties clean and tidy and to ensure furniture is left positioned as found. It is extremely helpful if the beds are stripped and used linen and towels are placed in the bathrooms. Please use the recycling bins available and empty all bins to the waste collection area located opposite the properties in the log store.
Please leave the property unlocked with the key left in the door.
All beds are made up on arrival with good quality Egyptian linen and duvet covers.
One bath towel and hand towel per person - please note Beach towels are NOT provided.
One cot and high chair per property.

Logs for woodburners.
The kitchens are equipped with the following: Utensils, glassware and crockery, Dishcloths, Washing up cloths and scourers etc, Oven gloves, Tea Towels, Starter pack of Bin liners, Dishwasher tablets and washing up liquid.
A selection of Nespresso coffee pods are available for the coffee machine at £0.35 per pod.
All Bathrooms have complimentary toiletries and 2 new rolls starter pack of loo paper.
Both properties have Hair dryers, Iron and Ironing board.
Free Wifi access.
Children must have adult supervision at all times. Although the gardens are secure with gated access, the lake, streams and farm buildings are in close proximity. We cannot accept any responsibility for children left unattended.
Regrettably we do not accept any Corporate or Hen/Stag parties.
The maximum occupancy is based on the number each property can sleep and this cannot be exceeded at anytime during the stay.
No camping or sleeping in camper vans.
Strictly no smoking inside the properties.
The tennis court, located opposite the properties is available for guests to use The court is shared between the 2 holiday properties and the owners on a rota basis. Guests are respectfully encouraged to share timings and to leave the court as found. We do not allow any other activities on the court.
The table tennis table is also available for guests to use and balls and bats are available.
We have a no pet policy for all our properties and grounds.
The nearest shop - Londis is located 1.5 miles at Puddletown. Open 7am to 8pm daily for basic groceries, bread, newspapers etc.
Dorchester 5 miles has a wide selection of supermarkets, restaurants and coffee shops.
If ordering groceries on-line please make sure deliveries are timed to ensure you are available to take delivery. Tesco, Waitrose, Sainsburys etc will deliver to the properties. If necessary please use the address ‘Clyffe Farms Office’ Eweleaze Farm, Tincleton, Dorchester, DT2 8QR (located opposite the property). Unfortunately Tincleton Lodge is not always recognised.
The nearest pubs are either the Wise Man at West Stafford, The Blue Vinny in Puddletown, Frampton Arms at Moreton. All are around 5 minutes away in the car.
The gallery café at the Sculpture Park (a 15 minute stroll) is a perfect place for lunch and has recently opened its restaurant for evening meals. We highly recommend this, but please book evening meals in advance as opening times change depending on season.
Tincleton Lodge and Rose Cottage are situated at Eweleaze Farm, Tincleton, Dorchester, Dorset. DT28QR.
From the West turn off the A35 at Puddletown in the direction of Athelhampton. On leaving Puddletown turn Right to Tincleton and remain on this road for 1mile. At the ‘T’ junction with the Church, turn Right and Eweleaze Farm is 200m on the Left Hand Side.
From the East turn off the A35 towards Warmwell on the B3390 Waddock Drove. After 4 miles turn Right towards Tincleton (1.5 mile) and we are 200m after the Church on the Left Hand Side.
